Building Regulation Principal Designers

We are appointed before the building work starts. We begin early engagement with you and the design team to integrate compliance from the start.
We gain a detailed understanding of your building's use, structure, and context. Then we determine if there are any project or building constraints. We start identifying applicable parts of the Building Regulations.
We ensure designers cooperate and communicate with each other and facilitate design coordination to prevent compliance conflicts.
We ensure that compliance is built into the design process by identifying and planning how to meet all relevant Building Regulations, including: Part A (Structure) Part B (Fire Safety) Part M (Access).
We ensure that design work continues to meet regulatory requirements as it develops and update compliance strategy as the design evolves.
We keep you informed of your duties. We will inform you if you are not meeting your obligations, such as failing to appoint competent organisations or provide necessary information.
We collect relevant information from designers and other specialists. We check that the design information demonstrates how compliance will be achieved.
Before construction begins, we prepare a “Compliance Declaration” or provide the information necessary to support the application to Building Control. This ensures that the “Golden Thread” of information is maintained (especially for Higher-Risk Buildings).
We support you in preparing Gateway 2 (construction phase) and Gateway 3 (completion) submissions. We provide compliance evidence and support the Principal Contractor with information.
We keep and manage records of decisions, communications, and design changes. We ensure these records can support regulatory submissions or audits.
We ensure that any design changes during construction are assessed for regulatory compliance.
We support the final Building Control application with appropriate compliance evidence. We also provide any required as-built information for the Building Regulations completion certificate.
