The challenge
West Northamptonshire Council needed to create additional residential care capacity for children and young people.
Working with Homes2Inspire, the Council identified two existing residential properties suitable for conversion. Each home needed to satisfy Ofsted requirements, Building Regulations and enhanced safeguarding measures while retaining the feel of a domestic family home.
The project also needed to align with new Building Safety Act requirements and strict operational deadlines.
The solution
Bellrock provided an integrated service including Building Surveying, Contract Administration, Lead Designer and Principal Designer duties under both CDM and Building Regulations.
The programme included:
- Bedroom and ensuite reconfiguration
- Staff accommodation and office space
- Full M&E upgrades
- Kitchen and bathroom refurbishments
- Garage conversion at Cherry House
- Enhanced fire, security and monitoring systems
- External improvements, drainage and landscaping
Regular design reviews ensured compliance with the Building Safety Act regime while maintaining the operator's requirement for a warm and welcoming environment.
The outcome
- Two fully compliant children's homes delivered
- £325,000 programme delivered on time and on budget
- 100% compliance with Ofsted and Building Regulations requirements
- Final certification achieved through a Registered Building Control Approver
- Additional residential capacity created for local children's services
